Is my roof leak coming from the weather or from the ground?
The calendar usually tells you. A stain that opens up in a dry September and closes again by April is almost always a movement leak at a ridge or a roof-to-wall junction, because the clay has given up moisture and a joint has pulled open. A leak that appears during a storm and stays put is a weather leak. We ask for your dates first, and it saves everybody a wasted hose test.
How much of the Jackson area actually sits on Yazoo clay?
A lot of it. The Mississippi Bureau of Geology describes the outcrop belt running northwest to southeast across nearly three quarters of the width of central Mississippi, between six and thirty miles wide, covering parts of eleven counties including Hinds, Madison, Rankin, Yazoo, Holmes and Scott. Jackson sits in the middle of it, which is why the formation carries the name of the Jackson Group.
Will my homeowners insurance pay for roof damage caused by clay movement?
Almost certainly not. Standard homeowners forms exclude earth movement, and most of them name clay shrinkage and the expansion or contraction of soils specifically, along with settling and cracking of foundations. Wind, hail and falling trees are covered perils. That is why we document the two things separately, so a genuine storm claim does not get buried under a pre-existing condition.
Should I run my downspouts as far away from the house as I can?
Not on one side only. The damage on this ground comes from the difference in soil moisture between one part of the perimeter and another, not from water in general, so a single heroic extension on the wet corner can make things worse. Even discharge on every elevation, at matched distances, is the goal. Uniformly damp beats dry on one side and soaked on the other.
